Yes. Karnak Contracting LLC holds a commercial Class A contractor license in Virginia, Maryland and DC, and carries general liability insurance. We can provide the license number and a certificate of insurance on request before work begins.
In Virginia, Class A is the highest of the three contractor license tiers and carries no dollar limit on individual projects or annual volume. It is the tier required for large scale structural and whole home work, which is why we pull every job under it rather than working around a lower classification.
Yes. For reconstruction work we coordinate directly with your adjuster. Bring your claim number to the walkthrough and we will document scope in the line item format carriers expect, which usually shortens approval time.
After an on site walkthrough you get an itemized written estimate with quantities, materials and a timeline. No lump sum figure with nothing behind it. If scope changes mid project, the change gets written down and priced before anyone picks up a tool.
It depends entirely on scope, permitting and material lead times, so we will not quote a number here that turns out to be wrong for your job. What we do commit to is a confirmed start date and a daily crew plan before work begins, so the schedule is visible rather than assumed.
